An exciting opportunity has become available with our prestigious client who is a prominent government department. The client is seeking an experienced Commercial Asset Manager to join their welcoming team.

 

The Commercial Asset Manager Role:

  • Manage up to approximately 150 commercial properties within the commercial portfolio, identifying opportunities to increase rental income and to minimise costs
  • Undertake or act as informed client on rent reviews; manage dispute resolution processes including third party applications for arbitration or expert determination
  • Undertake or act as informed client on lease renewals; instructing solicitors for service of appropriate notices; overseeing dispute resolution and court application processes
  • Market and let vacant units, including negotiation of terms and assessment of the suitability of prospective tenants including but not limited to proposed use and reflecting covenant strength e.g. assessment of financial accounts and trading history
  • Work closely with the Income and Debt Officer to minimise rent arrears and to ensure that the appropriate adjustments are made to rent accounts and other records as well as initiating debt recovery via Court Proceedings and Enforcement Agents, and recovering possession via forfeiture
  • Work closely with the Estates Technicians to ensure that void properties are managed effectively and in line with Health & Safety, Security and Insurance requirements
  • Work closely with officers from Technical Services and with external contractors, to ensure that the commercial properties are well maintained, ordering routine repairs and maintenance, and acting as client in respect of planned capital and maintenance works
  • Manage multi-let assets and / or procure and oversee external managing agents in the management of multi-let properties
  • Deal with a wide range of landlord and tenant issues including applications for licence to assign, sublet, deeds of variation, application for change of use and deal with breaches of covenant
  • On occasions assist within the organisation and other public meetings
  • Appear at Court hearings in connection with disputes and other matters
  • To keep and provide financial and performance information in respect of the commercial property portfolio and in other areas as required and share as appropriate with officers within the organisation
  • To prepare responses to Members Enquiries and Freedom of Information requests
  • Be responsible for a wide range of estate management work in respect of the organisation’s wider property holdings, including disposals and acquisitions, wayleaves and easements, release of covenants and dealing with tenant’s request for consent
  • Implement organisation policies and approaches in respect of statutory compliance and Health and Safety
  • Assist with the regular review of the effectiveness of the organisation’s commercial property portfolio including lease renewals/rent reviews and investment/retention strategies and plans

 

What the Commercial Asset Manager Will Need:

  • Member of the RICS on Valuation or Commercial Property pathways, or currently working towards qualification
  • Significant commercial property management experience
  • Undertaking a range of professional work across a variety of commercial properties and sectors
  • Managing complex and contentious matters and implementing imaginative solutions
  • Track record of negotiating and working well with professional consultants and external contractors
  • Statutory Compliance and Health and Safety requirements and legislation
  • Knowledge of financial, legal and planning processes/regulations in relation to commercial property management in England and other relevant commercial property legislation, case law and codes of practice
  • An understanding of landlord/tenant issues in commercial property including landlord consents, service charges and claims
